FAQ

Until when can I legalise unauthorised building work?

For unauthorised works in categories 1 to 4 carried out before 28 July 2011, the deadline is 31 March 2028.

Do I need a permit to renovate a bathroom or kitchen?

Usually not for interior works. However, if walls, façades or windows are altered, or scaffolding is needed, a minor works approval (EEDMK) may be required. We check this during the site visit.

What is the EEDMK?

The Approval of Minor Building Works (EEDMK) is a simpler procedure than a full building permit, used for small-scale works. The application is submitted online by an engineer. If the property already has an active building permit, that permit is updated instead.

Do I need an energy certificate?

Yes. An Energy Performance Certificate (PEA) is required to sell or rent a property in Greece. It is issued by our civil engineer, who is a certified energy inspector.

I am selling my home. What do I need from an engineer?

An engineer's certificate for the transfer, and usually the Electronic Building ID and an energy certificate. If unauthorised works are found, we legalise them before the contract is signed.
